To all SELLERS- Consider a short sale; it allows you as the homeowner to sell your home for less than what is owed on your mortgage.  The advantage to a short sale are the real estate fees, taxes, closing costs are all absorbed by the lender.  This is a great alternative for sellers who are in default of their mortgage based on a hardship like, divorce, unemployment, illness etc. 

Here are some facts you should be aware of: 
-- There have been nationwide studies and 75% of foreclosed homeowners never listed their home for sale.
-- South Carolina is a deficiency state which means if you foreclosure there could be future legal action from the mortgage. This action has horrific consequences depending on the type of mortgage(s) you have for any seller.  If a short sale was entertained, deficiency requirements can be negotiated, best case not required to be repaid at all. Always consult with an attorney before exercising any options. 
-- In 2008/2009 Myrtle Beach’s market took a huge downturn. Many sellers received a foreclosure notice and the majority never considered a short sale as the alternative to foreclosure.  
-- Some sellers were able to do mortgage modification, but with our area primary a 2nd home market not everyone is eligible.
